How to apply online with »CAMPO NOVO live«:

1. When and how does a rental contract come into effect?

Under the menu item "Find Desired Accommodation" you can select a room or apartment that meets your wishes (subject to availability) and apply for it online in just a few steps. In order to submit a complete application, please have the following documents ready in digital form (PDF or JPEG, max. 4 MB each): ID card, proof(s) of income and, if applicable, training or student enrollment certificate (subsequent submission possible).

Important: If your own income is too low for your desired apartment, you may need a co-tenant and, consequently, their supporting documents too!

After receiving your documents, we will check them for completeness and send you a rental contract. You must countersign this rental contract and return it to us by mail.

2. Can I be nominated as a successor tenant?

On our website under "Find Desired Accommodation," choose the last selection option under “Apartment Type”: “I am being ­proposed as a successor tenant.” A field then appears where you can enter the current tenant and the apartment number and thus be recommended as a successor tenant for this apartment.

 

Important: Please be sure to give both items of information so that your request can be correctly assigned.

3. What does “Reserve Now” mean?

“Reserve Now” means that although there are no rooms available for your specified search criteria, you can put your name on a waiting list.


Important: The availability of a room for the requested date is not guaranteed!

For this reason, please also inquire about rooms at another time or change your search criteria.

4. What is “other income”?

“Other income” can include child support benefits, part-time jobs, alimony, scholarships, etc.
You can also provide confirmation of parental support in the amount of XY € per month.


Important: In this case, suitable verification must be uploaded in the third step.

5. What if I have no income of my own?

In this case, enter a zero (“0”) under “Own Income.” Additional fields will then appear.
These fields are for entering the details of a co-tenant/guarantor who is then required. The co-tenant/guarantor does not actually live in the rental unit, but is only listed in the rental contract to secure regular rent payments.

 

Important: If a co-tenant/guarantor is required, suitable verification must be uploaded in the third step!

6. What if I have too little income?

In this case, additional fields will appear after you have entered your income.
These fields are for entering the details of a co-tenant/guarantor who is then required. The co-tenant/guarantor does not actually live in the rental unit, but is only listed in the rental contract to secure regular rent payments.

 

Important: If a co-tenant/guarantor is required, suitable verification must be uploaded in the third step!

7. What file formats and sizes are allowed?

PDF/JPEG/JPG, maximum 4 MB

8. What if I do not have proof of training or student enrollment yet (only for study apartments)?

The training/student enrollment certificate can be submitted later.

 

Important: In this case, the training or student enrollment certificate must be subsequently submitted by e-mail, at the latest in conjunction with the postal return of the signed rental contract!

9. What does “Send Application” mean?

“Send Application” means that your application documents will be transmitted to the employees of Hildebrandt Immobilien GmbH for further processing. If all documents are correct and complete, a rental contract will be sent to you.

 

Important: Submitting this form does not yet generate a binding rental contract.

10. How long does it take to process the rental contract?

Once we have received and reviewed your complete application documents, we will email you a rental contract within one ­business day.

General Questions about the Property:

1. What is the minimum rental period?

The minimum rental period is 1 year.

2. Is it possible to view the room in advance?

Generally no, because the rooms are still rented to others until shortly before you move in.

3. Is subletting allowed?

As a basic principle, subletting always requires written permission.
If you wish to do so, please contact the property manager or your landlord!

4. Are all the apartments furnished?

All rooms and apartments are fully furnished. The kitchens are equipped with appliances such as a refrigerator with freezer compartment, wall and base cabinets, a glass-ceramic cooktop, and a microwave with convection and grill functions. Business apartments also come with a dishwasher.

5. What is cleaned by the custodial service?

The custodial service is responsible for cleaning the common areas, such as the stairwell.
Tenants are responsible for cleaning their own apartments.

6. Are there any parking spaces available for cars or motorcycles at the property?

There are underground parking spaces for cars as well as outdoor parking spaces. These parking spaces can be rented additionally, depending on availability.

7. Are there any shared spaces?

Yes, there is a learning lounge and a fitness room.

8. Is there a laundry room?

Yes, Building 5 has a communal laundry room with coin-operated washers and dryers.

9. What does the warm rent include?

The warm rent includes the basic rent, all operating costs (e.g. for elevators, custodial service, etc.), water, heat, electricity, and an Internet flat rate.

10. Is Internet included?

Yes.

11. Are the GEZ (television and radio) fees included?

No.

12. Is a commission charged?

No.

13. How much is the security deposit?

The deposit is 3 months of cold (net) rent.

14. Where do I transfer the security deposit?

After the rental contract has been countersigned by the owner, you will receive your copy along with the information for your designated security deposit account.

 

Important: Before you receive the keys, the deposit must be paid to this account.

15. Do I have to make a bank transfer for the first month’s rent?

No. You can specify your bank account details in the rental contract. Your rent will then be collected by direct debit beginning with the first month’s rent.

16. Who is responsible for labeling the mailbox unit?

The labeling of the mailboxes is done by the property manager.

17. Who do I contact if any defects arise or become apparent?

For all questions regarding defects, damages, loss of keys, etc., please get in touch directly with Hildebrandt Immobilien GmbH, Schönberger Weg 9, 60488 Frankfurt am Main.

18. Can I relocate within the building?

No.

19. Where do I send my notice of termination?

Termination must be in writing and signed by the tenant. Terminations sent via e-mail will not be accepted.
Terminations sent by conventional mail must be addressed to Hildebrandt Immobilien GmbH, Schönberger Weg 9, 60488 Frankfurt am Main.

20. Is repainting required when I move out?

Yes. The tenant is obliged to have the room or apartment professionally painted upon departure.

21. How do I get my security deposit back?

When you move out, we prepare an inspection report and send it to the property manager / the landlord.
After checking the inspection report, the property manager or your landlord will transfer the security deposit back to you within the statutory period, subject to any deductions.
